Thanks for your interest in our PADI dive center PIRA # 13360. We are a 16 year old dive facility in a small Mexican Caribbean town in the heart of the famous Mayan Riviera. We are the oldest PADI dive shop in the area, located in one of the oldest , most established beach front resorts in our area. We are on a two year renewable lease basis and our last renewal was Jan 1 2010. Most of our 32 dive sites are ones we found, charted and mapped. We have had a very successful run, here in our community and have become one of the most respected and established dive shops in the whole area.

We own our own boats (2), 3 motors, a separate catch and rescue boat and have loaner/rental gear for 20 divers and 20 snorkelers as well as fishing gear for 4 anglers. There is a 2003 Ford Explorer, 7 passenger SUV that is included in the package. We are a full service dive shop. We offer a wide variety of water related services in order to broaden our market share. We have relationships with several dive clubs, dive shops, and travel agents. Working together with those contacts and aggressively marketing our dive center keeps our center open and making money year round, not just seasonally. 

We have a one bedroom condo ON THE BEACH  which you may purchase for 365k usd.

Unfortunately, health issues have forced me into a more passive role, so we are offering this business up for sale. We have reduced our asking price from 280k due to  recent  illness. We are asking 180k usd cash and we are firm on the price. We are not able to hold the business for anyone without a 20% deposit although we will accept short term options. We do not offer financing at this dicounted price. There are immigration and revenue issues that we will  help you sort through. In order to work in Mexico you must have a work visa (FM3).  Legally, you can administer a business in which you are the majority stock holder, but you must have a work visa in order to actually work. Additionally, there are legal costs which will be incurred to change our Mexican corporations in order to replace my name as the sole owner and administrator. These costs are around 1800.00 - 2000.00 usd and we will split those legal fees with you, 50/50. All of our papers are in perfect order and we can close the sale within 14 business days of receipt of a deposit.  Balance will be due on or before  closing date. Cash U.S. dollars or Mexican Pesos exchanged at dollar buy rate, or wire transfers into either our U.S. or Mexico accounts is fine. No personal checks.

We have verifiable banked income for the last three years of 230-270k usd annually from all income streams. These are gross banked receipts. Non banked cash receipts are NOT included. We work on a minimum 30-35% profit margin.
